Petaluma is one of the most charming small towns in Northern California, and — I'll admit I'm biased — one of the best places to actually live in the North Bay. But East and West Petaluma really are distinct, and which one fits you depends on what you're looking for.

West Petaluma is built around the historic core — the shops, restaurants, and old-town feel that draw people to Petaluma in the first place. Architecturally, it's a mix: historic Victorians closest to downtown, Craftsman homes up on Oak Hill, and newer construction out in the Victoria neighborhood. The Petaluma River and its turning basin are also on this side of town, which shapes a lot of the views and walking routes residents love. In my experience, buyers who choose this side of town are choosing a lifestyle first and a floor plan second — they want to walk to a restaurant on a Friday night, not drive to one.

Which Side of Petaluma Has Newer Homes?

East Petaluma, east of Highway 101, is where you'll find most of the newer subdivisions, larger shopping centers, and family-oriented planned communities. The pace is more suburban: wider streets, more street parking, and homes built with modern layouts in mind.
